Crack Sealing

Crack sealing is used as a first defense against pavement deterioration.

Crack sealing buys time and saves money by delaying the expense of major reconstructive paving work. Filling or sealing pavement cracks will prevent water from entering the base and sub-base which will extend the life of your pavement.

The best performing sealant is a rubberized modified sealant that actually "relaxes" during full extension. It’s not soft and will not crack in the heat of the summer, but is flexible in freezing temperatures. Sealant application can be accomplished in a variety of ways: It can be placed flush with the pavement, slightly below the surface of the pavement or slightly overfilled on the surface.

It is important to seal your cracks prior to the onset of winter, when moisture enters the crack, then freezes, either damaging the subbase or further fracturing the pavement, causing potholes. This will effectively double the size of the crack every year. seal your parking lot cracks as soon as possible to avoid further damage. We use hot rubberized crack sealing to avoid further damage.

The proper equipment is a necessity for proper crack sealing. Heating pots for hot poured sealant shall be an indirect double boiler type using oil heat transfer medium.  The heating pot shall be capable of controlling the temperature of the sealant within the manufacturers recommended application range. A thermometer calibrated within +/-5 degrees Fahrenheit for range of 200 to 500 degrees Fahrenheit shall be provided. The heating pot shall be cap0able of constantly agitating the material.
